			<content:encoded><![CDATA[<p>Robert Kiyosaki, and his international best seller “Rich Dad Poor Dad” is probably responsible for more property investors network members becoming interested in property investing than any other book or person. His first book in the Rich Dad Poor Dad series, although nothing to do with property investing, certainly helped many people get over the fear of debt (good debt used to purchase assets) and helped many realise that there is an alternative to having to work <span id="more-203"></span>for the rest of their lives.</p>
<p>I have been fortunate enough to learn from some of the most successful people in the world over the last 12 years, but until last year I had not had the opportunity to learn personally from Robert Kiyosaki. So when a friend of mine tipped me off that Robert was doing a big seminar in Singapore with all of his Rich Dad Poor Dad advisers and that if I wanted them, I could buy some VIP front row seats, needless to say, I jumped at the chance. Before I knew it, I was on a plane to Singapore with my team and a small number of clients.</p>
<p>I must say, I think Singapore is an incredible place (so much so that I went there three times last year) and the event,  the National Achievers Congress organised by the wonderful Richard and Veronica Tan of Success Resources, was attended by almost 3000 participants which itself was a real sight to see. </p>
<p>My friend who had secured the VIP tickets also managed to arrange for us to meet Robert in person which was fantastic given that there were so many delegates there. As VIPs we were invited to have lunch each day with one of the Rich Dad Poor Dad advisors. This was a priceless experience! If you want to be successful you need to spend as much time as possible other with successful people. </p>
<p>So what did I learn by attending this event? Well as you might expect there was lots of valuable information about different aspects of wealth creation but the biggest benefit for me was the powerful impact on my mindset. I experienced a real shift in my personal believe in what I can achieve in my business and property investments. I would like to think I already have a very open mind as to what can be achieved but my thinking was definitely expanded to a whole new, higher level thanks to this event. I would go as far as saying that I believe I will make millions of extra pounds over the next ten years as a direct result of being at that one event. </p>
<p>One of the significant lessons for me, that I would like to share with you, was the concept of adding noughts to the size of deals you do. It takes about as much work to buy a large property as it does a small one. Maybe a bit more confidence required to do bigger deals but not much more time. For the same amount of time and effort you can make much more money by finding bigger deals. This may be common sense and theoretically I already know the concept but even if you think you know something, if you are not doing it, do you really know it?  </p>
<p>As a result of this flash of the blinding obvious, I am currently looking for a really big deal to do, probably with the help of my friend and mentor Dolf de Roos. People are often surprised when I say that I still have mentors and coaches because I have been investing since 1995. Maybe they expect me to already know it all, but of course I don’t and no one can, especially when the property market has changed so much over the last 2 years. The importance of having a mentor was another key message that I was reminded of at this event. </p>

This will be the biggest ever wealth creation event in the UK with 4000 delegates at the new purpose build auditorium at Excel.</p>

			<content:encoded><![CDATA[<p>This weekend I was at a wealth creation seminar where the main guest speaker was Richard Reed, co founder of Innocent drinks, the £100 million pound a year number one smoothie brand in the UK.  Although Richard was talking about business it is incredible how much of his points were directly relevant to successful property investing. Richard gave a very informative and inspirational talk in which he shared what he thought are the two biggest success secrets. <span id="more-197"></span></p>
<p>Richard explained that he has met many successful people in business and politics all of whom had just two factors in common:</p>
<p>1)	They started<br />
2)	They never stopped</p>
<p>Many people have a great business idea or want to invest in property but never take the first step. Often that first leap of faith can be difficult but it is all you need to get you started. You can make it easier and safer with education and market research to minimise the risks. </p>
<p>To be successful in anything, once you have started, you need to keep going and never give up. Richard was keen to point out that if you are not making any progress then there is no point in banging your head against a brick wall but rather you need to find a way around, over or under any obstacles in your way. </p>
<p>Far too often people give up just before they would achieve success. When they started Innocent drinks and were looking to raise finance, Richard said they were turned down by 20 main banks and every venture capitalist in London. They were about to give up when in a final desperate attempt they sent an email to everyone they knew in London with the subject “Do you know anyone who is Rich”. Incredible this email marketing campaign worked and they found an investor who agreed to back their company. </p>
<p>This reminded me of one of the tips I share with the property investors on my one day <a href="http://www.propertyinvestingquickstart.com/">Property Investing Quick Start Seminar</a>. I believe that one of the easiest ways to find motivated sellers who will sell their property below market value (BMV) is to tell everyone what you do. I mean tell everyone that you invest in property. Whenever you meet people and they ask you what you do tell them you are a property problem solver. It always helps if you have some property business cards with you so that you look professional.</p>
<p>Anyway back to Richard Reed, who also shared that he considers himself very lucky that he had two other partners to help him build the Innocent drinks business.  They were able to bounce ideas off each other and focus on just the things they were good at. Again this is true in property investing.</p>
<p>Smart property investors recognise that it can be difficult and lonely trying to build a property portfolio on their own. They realise it is much easier and quicker if you get other people to help you. This is why many investors come to our <a href="http://www.pinmeeting.co.uk">property investors network (pin) meetings every month</a>, to meet like-minded people, to learn from other property investors and find the people they need to help them. </p>
<p>Finally Richard said that they have writing a book about Innocent drinks. If it is half as good as Richard Reed’s presentation it will be fantastic. I have just ordered my copy on Amazon.</p>

<p>Many people are struggling at the moment. They are working hard but just not getting the results they deserve.  Not for a lack of desire or effort.</p>
<p>The simple reason for this is that they are probably focusing on the wrong things. Maybe being busy fools. A simple change in focus and direction could have massive benefits for you. <span id="more-81"></span></p>

			<content:encoded><![CDATA[<p>This month at the Birmingham pin we heard case studies from six investors who have all acquired well over £1m in property in less than 12 months with substantial amounts of cash in the bank accounts! <span id="more-79"></span></p>
<p>At this event Simon Zutshi had arranged for some of the most successful graduates from his Property Mastermind Programme (and also all regular attendees at the monthly Birmingham pin meetings) to share the secrets of their success.</p>
<p>The first speaker was Denny Spratly who had purchased and additional £1.2M of property in here 12 months on the mastermind programme and ended up with £90k in the bank as well. This was made up from remortgages, rental income and commission form selling deals to other investors. Denny did really well by forming joint ventures with other mastermind members.</p>
<p>The next investor to share their strategies was Julie Boddy who managed to purchase £2.54M in property and gain an £85k income whilst being a full time accountant. Although this is very impressive Julie said that her biggest achievement was being able to give up a job that she had grown to hate.</p>
<p>We then had a short break in which we had a forced networking session designed for us to speak to at least two people we did not know.</p>
<p>After the networking the next investors were Pete and Nicky Uglow who had been very focused in their strategy and purchased 10 student multi let properties in Coventry. They managed to purchase £1.98m by purchasing well below market value and using some of the equity form their own home and generate a sufficient monthly profit from the rental income such that Nikki is able to give up her full time job.</p>
<p>The final speaker was Keir McConomy who is just coming to the end of his Mastermind Programme and has to date purchased 14 properties worth £1.86M and now has a monthly positive cash flow after all expenses of £2751. All of his properties have been sourced from Estate Agents after he learnt how to deal with them property on the Property Mastermind Programme.</p>
<p>I found all of these case studies very inspirational and they certainly made me want to increase my level of activity. There were some keys points that came out of many of the presentations which I have summary for you here:</p>
<p>•	You need to surround yourself with positive like minded people<br />
•	Don’t try to do everything yourself get other peole to help you<br />
•	You need to be flexible and adapt to changes in the market.<br />
•	You need to take regular and consistent action<br />
•	All you need is one good strategy to find more than enough motivated sellers<br />
•	Always look to see how you can help sellers to find a win win deal<br />
•	If you find a great deal that you don’t want you should sell it to another investor<br />
•	Tell everyone what you do as it is a great way to get referrals</p>
<p>Simon Zutshi then concluded the night by explaining how you can set up your own mastermind groups to model the success of all of the speakers. He explained step by step what you need to do by demonstrating what he had done with his mastermind programme.</p>

<p>This above quote is from just one of the property investors who attended the March pin meeting at The Parkhouse Club in Cardiff.</p>
<p>This month our guest speaker was Daniel Latto, <span id="more-78"></span>the Chief Executive of  The Think Tank Group, who treated us to a fascinating ‘insiders’ look at the UK rental market by </p>
<p>Daniel started out by asking the audience if anyone had suffered from poor service from a rental agent. Nearly every hand in the room went up! Daniel explained that this was the reason why the idea for his business came up in the first place. He was a landlord looking for a decent agent in Leeds and couldn’t find one, so he thought, ‘I’ll do it myself’.</p>
<p>From this kernel of an idea The Think Tank Group was started and has grown to become one of the largest agencies in the UK. Part of his growing services now includes furniture packs for landlords, in fact they are the biggest suppliers of furniture packs to landlords in the country.</p>
<p>Daniel gave the impression that he was flying by the seat of his pants when first starting out in business. But, like all successful business owners, when problems came up he solved them and learned from each experience.</p>
<p>Several stories were shared about how he has found very creative ways of helping his clients and their tenants to reach mutually beneficial agreements, some of them very, very creative!</p>
<p>Valuable tips for landlords and other agents, (there were a couple of letting agents in the audience), where scattered throughout his presentation. Answers to all of the following questions were given;</p>
<p>·	How can I make sure my property is let before the competition?</p>
<p>·	Should I let furnished or unfurnished?</p>
<p>·	How do I qualify tenants more professionally?</p>
<p>·	What questions should I ask when prospective tenants call me?</p>
<p>·	When viewing with a prospective tenant, how do I ‘close’ the deal?</p>
<p>·	How can I get more rent?</p>
<p>… and many more.</p>

			<content:encoded><![CDATA[<p>The Bristol pin meeting this month at The Cadbury Hotel was the speaking debut of father &#038; son team, Dick &#038; Peter Dabner from Kent.</p>
<p>The room was packed with 35 investors all eager to learn from Dick and Peter who have added over £1M in value to their property portfolio through renovation, and with the help of some creative finance have done it all using other people’s money. <span id="more-77"></span>The expectancy was high as some of the audience members knew Dick &#038; Peter through the Property Mastermind Program, their reputation had preceded them. In fact, some people had travelled from the Midlands just to get the information from these guys as soon as they could…they were not disappointed.</p>
<p>Dick gave us a bit of his personal background. A serial entrepreneur, he started out in business as a young child with possibly the first recycling business in the UK! Later on he invented the adhesive lead stripping that is used in modern window manufacturing.  Peter worked with his father in their glass business for 10 years before becoming a personal development coach.</p>
<p>As the evening progressed it was obvious that Peter’s soft skills, dealing with vendors and investors, had been key in the development of their business together with Dick’s experience.</p>
<p>The large group was kept glued to the front as Dick and Peter described their humble beginnings just a few short years ago. With great visuals of their various projects they described in detail the following;</p>
<p>·	Where they started from…to where they are today</p>
<p>·	How to use lock out agreements to make money?</p>
<p>·	How they structured a deal that gave them a free building plot?</p>
<p>·	How you can add value to your existing existing properties?</p>
<p>·	When not to sell…</p>
<p>·	Why they need investors and why investors choose to work with them?</p>
<p>All of these situations, and more, were explained in a very relaxed style that was easy to listen to. And audience members wanting more information at the close swamped both Dick and Peter.</p>
<p>In particular, the way these guys have used other people’s money to grow their business was fascinating, especially as they have given their investors a far greater return than the financial market could offer.</p>

			<content:encoded><![CDATA[<p>This month has seen increasing numbers of people investing time to come to all of our monthly meetings. In Birmingham on Tuesday (17th) over 80 people came along to hear a very useful talk from  <span id="more-76"></span>John Davies about how to work with estate agents and strategies for buying repossessed property. We already have over 120 investors register for our London property networking evening this Tuesday (24th) so it will be our busiest property networking evening yet. </p>
<p>The feedback we are getting from the monthly meetings is fantastic and I&#8217;d like to thank all our members, new and old, that help make the meetings such a success. </p>
<p>I hope to see you at one or these monthly meetings in the near future.</p>
