If you’ve ever felt stuck in your property journey — either unsure how to start or overconfident that you’ve got it all figured out — you’re not alone. Over the years, I’ve seen two key mistakes that can cost investors dearly. Ironically, they sit at opposite ends of the spectrum, yet both can be equally damaging.
Mistake #1: Waiting Until You "Know Everything"
Many would-be investors fall into the trap of thinking they need to learn absolutely everything before taking any action. They spend months — even years — reading books, watching YouTube videos, and listening to podcasts. While education is important, this constant learning without implementation becomes a form of procrastination.
Here’s the reality: some of your most valuable learning will come from doing. Real-world experience brings insights that no course or book can replicate. Yes, make informed decisions — but don’t let perfectionism hold you back.
Mistake #2: Thinking You Already Know It All
On the flip side, I’ve also met many investors who assume they’ve got it all covered. They skip the due diligence, ignore emerging trends, and take risky shortcuts because they believe they’ve “been there, done that.”
This mindset is dangerous.
Why? Because in property, you don’t know what you don’t know. Markets shift, legislation evolves, and hidden risks can catch even seasoned investors off guard. The most successful investors I’ve met are humble, curious, and constantly learning — no matter how many deals they’ve done.
So, How Do You Strike the Right Balance?
You need to keep learning while taking action — and stay plugged into trusted sources of up-to-date information. The property market is always changing, whether it’s due to tax changes, new regulations, or shifting demand. Staying informed isn’t optional — it’s essential.
One of the best ways to stay current is to attend property exhibitions. Right now, I’m at a fantastic event at Aston Villa Football Club in Birmingham. These shows are held around the UK — especially in London — and they bring together top-tier speakers, industry suppliers, and like-minded investors. You can get face-to-face advice, attend expert-led seminars, and connect with others on the same journey.
But let’s be honest — not everyone can attend in person. That’s why we created the Virtual Property Exhibition.
Bringing the Experts to You — For Free
In 2020, during the first COVID lockdown, a major property event was suddenly cancelled. I picked up the phone, gathered some of the industry’s top speakers, and said, “Let’s do this online. People need guidance right now.”
That first virtual event was a huge success — and it was completely free.
Now, we run a couple of these online exhibitions every year. We bring the same quality of speakers you’d see at in-person shows, and deliver it straight to your home. No travel, no cost, no sales pitches — just high-value content to help you move forward in your property journey.
Whether you’re new to property or looking to scale, this is your chance to hear what’s really happening in the market — and what you should be doing about it.
Surround Yourself with the Right People

When I left my job at Cadbury’s to go full-time in property, I quickly realized something — it’s a lonely path if the people around you don’t understand what you’re doing. My friends were still working 9-to-5s. My family didn’t understand the property world. I needed a community of people who “got it.”
That’s why I founded the Property Investors Network (PIN) — the first UK-wide network specifically for property investors. What started as a small meetup is now a thriving network with meetings across the UK and even in the Netherlands.
At PIN, you’ll find supportive, like-minded people who can share advice, offer encouragement, and help you stay on track — even when things get tough.
Whether you’re just getting started or you’ve been in the game for years, staying connected, informed, and supported makes all the difference. So take that next step: attend a local PIN meeting, register for the next virtual exhibition, and most importantly — keep learning and keep taking action.
