A lot of investors are holding back, waiting for rates to fall further before purchasing. On the surface, that makes sense—but many lenders have already priced in these expected cuts. By the time rates drop more significantly, property prices could already be rising, particularly towards the end of 2025 and into 2026. If that happens, you may save on your mortgage rate but end up paying more for the property itself.

Why This Is Still a Buyer’s Market

We’re currently in a rare buyer’s market, where there are more motivated sellers than active buyers. This creates opportunities to negotiate better prices and terms. As soon as prices begin to rise and confidence returns, sellers are likely to become less flexible. Acting now could mean securing a better deal and locking in strong returns.

If a property stacks up today—delivering cash flow and a good return on investment—it may be better to buy now rather than wait. No one can predict the future with certainty, but one thing is clear: over the long term, UK property prices tend to rise.
