How to Find Property Deals in the UK (What Most Investors Get Wrong)

If you’re struggling to find great property deals in the UK, you’re not alone.

Many investors waste time chasing the wrong properties, or worse, waiting for the “perfect” deal that never comes. But with a few smart adjustments, you can start finding more opportunities and getting estate agents to send you deals directly.

In this blog, I’ll share the biggest mistakes I see investors make, and how you can avoid them.

1. Don’t wait for the perfect deal

Too many investors get stuck in learning mode. They overanalyse deals, hesitate to act, or walk away when something feels slightly off.

The truth? You don’t need the perfect property. You just need a good one, at the right price, with the right motivation behind the seller.

Here’s what I tell my students: every time you go to a property viewing, make an offer. Even if it’s a cheeky one. Even if it gets rejected. It’s part of the process.

Most investors don’t bother, and that’s why they miss out.

2. Make estate agents your allies

One of the best ways to find property deals in the UK is through local estate agents but only if they like working with you.

Many new investors walk into viewings acting like they know everything. They try to impress the agent, but it often backfires.

Instead, make the agent feel like the expert. Ask for their opinion. Be polite. Be clear. And follow up. When they trust you and enjoy dealing with you, they’ll send you more opportunities, especially the off-market ones.

Tip: After a viewing, thank them and send a message saying what you’re looking for. Stay top of mind.

3. View more properties, make more offers

Finding deals is a numbers game.

If you want to buy one property, you might need to view ten. If you want ten properties, you might need to view a hundred.

It sounds like a lot, but once you get into the habit, it becomes much easier. And you’ll learn with every offer you make. You’ll also be able to spot value and motivation far more quickly.

Don’t get disheartened by rejections. Every “no” brings you closer to a “yes”.

4. Why summer is the best time to buy

If you’re reading this during July or August, good news. Summer is one of the best times to look for property deals in the UK.

Why?

  • Many other investors take a break

  • Sellers can be more motivated to complete quickly

  • Agents are more open to negotiation

We’ve just come off a very strong June, and I always encourage my clients to double down over the summer. While others slow down, you can find some of the best opportunities.

Final thoughts

If you’re serious about finding property deals in the UK, the answer isn’t more research, it’s more action.

  • Make more offers

  • Build better relationships with agents

  • Stop waiting for perfect

  • Keep going even when it feels slow

This is how deals are found, not by luck, but by consistency.
