Choosing The Best Property Training

I was able to replace my income at the age of 32 and in 2003, I started teaching other people what I had learned. I've helped thousands of people just like you replace their income over the years. Investing in yourself is the very best investment you can make, followed closely by investing in property. I learned the hard way, by trial and error, doing it on my own and I made lots mistakes. Despite this I muddled through, bought some properties and ended up doing quite well.

But knowing what I know now, there are some properties in my portfolio that I probably wouldn't buy again. This is if I had a second chance. At the time I bought them, they seemed like a good investment, based on the knowledge and experience that I had at that time.

So, my point here is that you can always upgrade your knowledge. No one ever teaches you how to buy property when you're at school. You may have some family or friends who've invested, but most people don't have that resource to learn from, I certainly did not.

You don't have to do it on your own, and you don't have to do it the hard way. Finding someone, or a company that can teach you, is a really smart thing to do. But please be aware, not all property training is the same.  Choosing the best property training is important. So I'm going to give you some useful criteria that you can use to assess property training. You can then make sure it's the best property training available for you. Obviously, I'd love it if you'd come and train with me and my company. Yet we may not always be the most appropriate people for you. With this general advice, you can decide what you need to move forward.

1- Make sure your property trainer has achieved what you look to achieve

The first thing for selecting the best property training in the UK, is to make sure whoever you choose to do your property training with has achieved what you want to achieve. Over the last couple of years, lots of people have been springing up. They are teaching others how to invest. They may have had some early success themselves, and they could certainly help you if you're new to property investing.

But some of these people rely on being just one or two properties ahead of the people they are teaching. The problem is, they may help at first, but they're not going to have the depth of knowledge and property investing experience of who has been investing for a long time. So, it sounds obvious but make sure you learn from someone who's done what you want to achieve.

2 - they should still be actively investing in property

Secondly, I suggest they should still be actively investing in property. That's one of the reasons I continue to invest. Frankly, I don't need to invest in property, I don't need to train people.  But what property investing has allowed me to do, is replace the earned income from my job. I was able to leave my corporate job at Cadbury’s and actually choose what I do with my time.

I found my passion is training and teaching other people how to be successful property investors, so that's what I now do, because I love to do it.

"We should all be lifelong learners"

When you've replaced your income, you too can start doing what you love to do. So, if I had to choose between investing in property or teaching people, I would choose teaching people. I get far more excited about that, than I do about investing in property, yet I still invest in property for a few reasons:

  • If I'm teaching you, I need to be up-to-date to make sure I've got the latest thinking, latest strategy, know what's going on in the property market. That's one of the reasons I still invest in property. You learn by doing.
  • Another great reason is because you can make lots of money in property, so why on earth wouldn't I do it?
  • And finally, right now, there are some incredible opportunities, that's why I'm still actively investing.

You want to make sure, whoever you're learning from is also actively investing in themselves. Not just in property, but also in themselves.

You see, I believe we should all be lifelong learners. I spend a lot of time and money every year, training to become a better speaker, a better trainer, in marketing, in my business, as well as in my properties.

3 - find someone who has become really good at teaching other people

The third criteria for the best property investment training, is finding someone who has become really good at teaching other people how to be successful. This is important because someone might be a successful investor themselves. But that does not mean they are going to be any good at teaching or transferring their knowledge to other people. I think that is one of my core skills. Having been teaching people since 2003, I'm now very good at taking what are sometimes considered to be difficult concepts and simplifying them.

This means that anybody can follow my simple step-by-step, proven plan to be successful in property. The evidence and proof that you look for is, do they have lots of successful students? Someone might be really successful and want to teach people, but you don't want of their first students. You don't want to be someone's guinea pig. You're probably not going to get the best results. You want someone who knows how to teach other people to successfully invest in property. The evidence is the results that their students have consistently achieved.

I recommend you go onto YouTube and type in 'Property Mastermind'. You'll see hundreds of case studies of people who've done my Property Mastermind programme. We've literally helped them change their lives in a very short amount of time, to give them the income, freedom and choice to do whatever they want in their life.

4 - find someone who's not doing it on their own

The fourth criteria, when looking for the best property training, is you want to find someone who's not doing it on their own. You might find someone who wants to be a property coach, or a property mentor to you. If you can get personal access to them, that’s great. The problem is, if they're really that successful, there's probably going to be lots of times when they're on holiday. They could also be working on their own property portfolio, which means they're not going to be available to help you when you need it.

"It's really important to make sure you're not dealing with people who are just a one-man band"

This is why, with my training, we have 25 property coaches who've all done my Property Mastermind programme. They've all been really successful and then stepped up to be trained as a property coach. We interview them and get them trained in 'coaching skills', we pay them to be our property coaches. If for some reason they could not coach, because of a personal or family emergency, we can very quickly replace them.

We would bring in another property coach to make sure the service continued to our clients. You can then get the help and support you need, whenever you need it. It's really important to make sure you're not dealing with people who are just a one-man band. Ideally, there needs to be a supportive infrastructure.

5 - Find people who will put their money where their mouth is

The fifth criteria, is you want to learn how to be a successful investor with people who will put their money where their mouth is. People who will guarantee that what they're teaching you actually works. They can't guarantee what you're going do. This is because you might have two people who do the same property training, one is really successful, and the other one isn't. The one who isn't, probably didn't listen to the property training, and or, didn't take enough action. No one can guarantee what you will do. But the person who is providing the property training should absolutely be able to guarantee that what they're teaching you is great information that works, and is valid in the current market.

So, I recommend you always ask property training providers, do you have a money-back guarantee? That's what we provide on our one-day, two-day and three-day training courses and all our online home study courses, if you're not absolutely satisfied, you can have all of your money back.

"But the person who is providing the property training should absolutely be able to guarantee that what they're teaching you is information that works..."

We take all the risk away from you when you decide to invest in yourself and participate in our property training. On our 3 Day seminar, you can come and do 3 Days of property training with me. After a whole day and a half,  you can see if it is  the best property investment training that you've ever attended. If you don’t think you are getting a massive return on your investment, simply let us know. You give us the course materials back,we will give you all of your money back. A pretty strong guarantee.

On our online training, you have 14 days to look at the training. You can test it all out and if you don't believe it's fantastic, you can get all your money back. One might even say “look, it's great training, but it's just not for me”. That is fine. We want you to be really happy with our property training.  Simply let us know and we will give you a full refund.

To summarise, when you do any property investment training with someone, make sure that they've got a money-back guarantee. If the property training isn't what you expect, or if it's not what they said it was, you can get all of your money back. Remember, they can't guarantee what you will do. But they should be able to guarantee the quality of the information on their property investment training.

The final thing is, if you're looking for someone to work with, someone to learn from, I suggest you look at all the people who are out there.

As long as they meet the first five criteria, the final thing to make your decision is to work with someone with whom you resonate with. Someone you can connect with and you can relate to. You should think, I get what they've done, I see how they've done it and I see that I could do it as well. You are then probably going to be more successful.

I always say, whoever resonates with you, as long as they meet the above criteria, that's the best person to learn from.  I hope that this blog has been useful in terms of finding the best property training for you. If you come and train with us, then that’s fantastic. If we're not the right people for you, well, no problem at all, I hope you've got some value from reading this blog.
