They spend months — even years — reading books, watching YouTube videos, and listening to podcasts. While education is important, this constant learning without implementation becomes a form of procrastination.

Here’s the reality: some of your most valuable learning will come from doing. Real-world experience brings insights that no course or book can replicate. Yes, make informed decisions — but don’t let perfectionism hold you back.

Mistake #2: Thinking You Already Know It All

On the flip side, I’ve also met many investors who assume they’ve got it all covered. They skip the due diligence, ignore emerging trends, and take risky shortcuts because they believe they’ve “been there, done that.”

This mindset is dangerous.

Why? Because in property, you don’t know what you don’t know. Markets shift, legislation evolves, and hidden risks can catch even seasoned investors off guard. The most successful investors I’ve met are humble, curious, and constantly learning — no matter how many deals they’ve done.
