How to Build a UK Property Portfolio Remotely

In this incredible Property Case Study, Dutch property investor John Schmits shares how he transformed his UK property portfolio, acquiring multiple properties over the last year after joining Simon Zutshi’s 12-month Property Mastermind Programme.

How to Grow a Property Portfolio While Investing Remotely? John, a freelance IT manager from the Netherlands, and his wife Anya, have been investing in the UK since 2014. While their early investments in buy-to-let and social housing proved successful, John realised he needed more structure and guidance to scale up and overcome challenges with management companies and difficult tenants. This led him to join Simon Zutshi’s Property Mastermind Programme, which became a game-changer for his property journey.

As part of John’s Property Investment Strategy, he moved into HMO Conversions, buying and refurbishing properties in Article 4 areas and managing complex planning processes. One of his standout projects includes a former pub, now a 10-bed HMO, with a projected net cash flow of £2,900 per month!

John’s property deals are a mix of using his own funds, joint ventures, and leveraging the BRRRR (Buy, Refurbish, Rent, Refinance, Repeat) method to recycle cash and maximise ROI.

John summarises his Top Tips for Property Success, which include staying disciplined as an investor, only working with motivated sellers, and the importance of building a strong network of fellow investors and sourcing agents – all supported by the invaluable insights gained through Simon Zutshi’s Mastermind Programme.
