Croydon November 2025 Meeting

The Renters’ Rights Act 2025 — Law, Risk and Reality.  (What the Act Really Means in Practice) - Tony Power

The Renters’ Rights Act 2025 represents the most profound restructuring of the private rented sector since the Housing Act 1988. It abolishes fixed-term tenancies, repeals Section 21, and introduces a new rent regulation system governed by the First-tier Tribunal. Beneath the policy headlines, however, lies a complex legal reality — one that will reshape how landlords, agents and investors operate day to day.

In this 45-minute session, legal consultant Tony Power (ACILEX, LLB, AFHEA) explores the Act not through political soundbites, but through the lens of legal reasoning, case-law precedent and practical consequence. The talk separates principle from practice, clarifies the areas of uncertainty, and explains how to prepare for the transition with foresight and confidence.

What you'll discover in this talk:

1. Understand the Structural Change
Gain a clear understanding of what the abolition of Section 21 and the shift to periodic tenancies truly mean for existing and future agreements.

2. Recognise the Areas of Legal Uncertainty
Identify the provisions most likely to generate early disputes — including rent regulation, possession, and compliance interpretation.

3. Assess the Operational and Financial Risks
Learn how procedural delays, Tribunal challenges, and compliance costs may affect yield, refinancing, and portfolio management.

4. Prepare Documentation and Processes
Discover the steps landlords and professionals should take now to align contracts, evidence trails, and systems with the forthcoming statutory framework.

5. Anticipate the Evolution of Case Law
Understand how early litigation and judicial interpretation will redefine the boundaries of this legislation and influence the property market over the next several years.
