We don't normally host local pin Meetings in August, but this year we are delighted to announce the return of our National pin Meeting! Not only are we expecting 1,000 investors from all over the UK and around the world, but we’ll also be joined by an international guest speaker and a data driven property market expert who will be helping you with your property goals and sharing market predictions for the next 12 months.
However, we believe this will be a chance for enhanced networking as you will see when you participate.

Designing successful Co-Living/HMO and Serviced Accommodation - Julian Maurice
If you are planning to invest in property, specifically HMO's or Serviced/Holiday accommodation, there is so much to consider:
Location, funding, restrictions, finding contractors, dealing with local authority regulations, taxation, accounting, tenancy regulations, the list is almost endless... But in truth, your customer, the tenant or renter doesn't really care about any of that. All they care about is whether they are getting good value for money and a great experience. If you, the business owner, fails to impress, then your customer will choose to go elsewhere. If that happens your only option is to drop your price, or sell... if you can.
Property is an expensive business, we all want our hard earned money to work for us, and we usually intend our property investment to produce an income for a very long period. How you specify and design your property plays a massive part in the success, security and longevity of consistent income. Why? Because if you choose the wrong materials you will have higher maintenance costs, if your communal spaces aren't functional you will get disputes and tenancies will be shorter and if you haven't made the effort to create a product that stands out, you will have way more competition and it will take longer to rent your accommodation.
This month we have Designer Julian Maurice, who has worked in the property industry for over 2 decades, he was one of the pioneers of Co-Living HMO design in the professional sector and he works consistently on projects ranging from single lets all the way up to large commercial to residential projects. He is also an investor himself, so his experience is considerable. Over the years he has also passed on his knowledge to others and this month we will be joining us to share his tips on how to design and create amazing properties.

John has been involved with property auctions for six years, initially with in-room auctions with Auction House Scotland and also more recently through the National Property Auctions online platform launched in 2019.
John is primarily involved with business development, creating and building partnerships with sourcers, deal packagers, partner estate agency and any other organisations who may have opportunities that would be of interest to an auction audience.
John’s presentation will outline how the Sourcery concept, through the National Property Auctions platform, offers the opportunity for those involved in property to access the unique value of auction without the hassle or expertise required to operate an auction business themselves.
