And that brings me to something I teach all my students, the 5 Golden Rules of Property Investing.

1. Work with motivated sellers
You’ll find better prices, flexible terms, and creative solutions that just aren’t available with “normal” deals.

2. Only buy in areas with strong rental demand
This ensures you’ll never struggle to find good tenants, even in tough markets.

3. Always ensure positive cash flow
After mortgage payments, insurance, management, and maintenance, your property must still leave you with profit.

4. Buy for the long term
Yes, flips can work. But wealth is built by holding assets that grow over time.

5. Always have a cash buffer
This protects you when unexpected costs arise or when government support isn’t available.
