Why Social Housing - The benefits to you as a property investor - Sue Sims
Sue Sims bought her first buy-to-let property at 21 - a shop with a flat over it. She didn’t do much with it for the next 16 years. But then she started investing in more properties, getting more education, meeting more people and going in on some joint ventures.
30 years on and she now has more than 45 properties in and around Birmingham.
Sue, not only runs her portfolio, but she also mentors new investors, has her own lettings agency / HMO management agency Genie Homes (which runs out of her original shop).
Additionally, she has been instrumental in raising the profile of social housing and how it can be part of every investor's portfolio. Sue's own portfolio is 75% social housing properties and the rest is a mix of SA, BTL and HMOs."
Sue will be speaking about social housing and why it's becoming an even more popular option with the renters rights bill coming into force.

Andy Potter spent fifteen years running marketing for Marks & Spencer, Selfridges and Bicester Village. In late 2025 he sold up in London, moved back in with his parents in Solihull and started buying houses 180 miles away in the North East.
Just over a year later it looks like this:
- 6 houses bought for £643,825
- £233,750 of equity created
- £117,371 a year of projected net passive income, pre tax
- £52,000 profit on a flip
- £580,000 of private finance raised to do it
Nothing in the portfolio is exotic. Transitional housing with a registered provider, a serviced accommodation unit in Durham, a couple of BRRR refinances and one flip. Ordinary houses, bought well, refurbished properly and put to work.
