How A Property Coach Can Accelerate Your Success

In today's blog, I am going to dive deep into the property investing strategies and investor mindset from my book Property Magic. I'll also share property investing hints, tips, and tricks, which I normally only share on my Property Mastermind Mentorship. 

Now, my goal is to help you understand exactly how coaching can help you reach your property goals whilst saving you time and money. Your investment in coaching should more than pay for itself in the next property you purchase because you will secure a better property investment at a lower price than you would on your own. 

Who Should You Trust? 

Now you must be careful because anybody can call themselves a property coach. So, beware of coaches who are too cheap. Some people start coaching just to earn a bit of extra money, and there's nothing wrong with that, you might think you're saving yourself money, but you always get what you pay for. You only want to be coached by truly successful people who value their time and who are going to be able to help you achieve more. 

The coaches that we use have all been through our Property Mastermind Programme. They've been very successful, and then we've trained them in specific coaching skills to make sure they can convey the knowledge and experience they've picked up in their property journey to help their clients.

Our coaches don't need the money from coaching, but we pay them very well because we want the best for our clients. So let's talk about how specifically a coach could help you with your property investing. And I want to share with you some of the very common problems that our coaches can help you overcome.

 

The Benefits of Using Our Coaches 

The problem is sometimes we know what to do, but we just don't do it, your coach can hold you to account to make sure you're doing what you should be doing. When you get coaching from our coaches, you get a coaching call every two weeks. And I know for a fact that most of our clients do more in the two days before that coaching call than they do in the entire two weeks between calls because they know the coach is going to hold them to account. 

Another problem is sometimes it can be difficult to find good property deals in your area. If you don't know what you're doing and you don't know what you're looking for, the coach will help you use some deal-finding software to find motivated sellers in your area, which means you can buy properties below market value in your area right now no matter where you live. 

So our coaches can help you sense-check the deal to gain confidence and make the offer and ultimately secure the deal. Now another problem is sometimes you buy a property which you think is a good deal based on what you know, but it turns out to be not such a good deal. So your coach can help you avoid making bad investment decisions that you might otherwise regret. And sometimes the money you save by not investing is as important as the deals you go ahead and buy. 

It's very easy to get distracted by shiny pennies and new strategies and not do anything. Your coach will keep you focused and on track to achieve your property goals.
 

Case Study 

Harriet was one of our Mastermind students. She came to our three-day Mastermind Accelerator where we teach all the strategies from my 12-month Property Mastermind Programme. She attended with her husband. She had no property experience at all, but she loved it, so she decided to join our Property Mastermind which started in October. As Harriet had signed up in May of that year, she started her coaching before the programme officially began.

She attended her local pin meeting and found a deal sourcer who had a big deal. It needed quite a lot of money put into it, so the sourcer wasn't finding many people to sell to. This was a huge deal and Harriet had never invested in property before, but with the help of her coach, she was able to analyse this 17-room property deal. It was a rent-to-rent portfolio, which made over a £100k profit a year. 

Looking at the deal and doing the analysis, Harriet and her husband decided yes, they're going to move forward with this great deal, and they secured this. The coach helped her negotiate the fee that the sourcing agent was charging. So, she pretty much covered the cost of joining the Property Mastermind programme with the savings she had made with that negotiation. She's now turning most of those properties into purchase options and she's earning well over a £100k of income. There's no way she would've done that deal if she didn't have the help and support of the coach. 

The key to adding value is that you spend money wisely. The value you add should be more than the money you have to spend. 

Networking is key 

Consider getting a coach who's part of a wider mastermind group, because being part of a group of like-minded individuals all working towards a common goal, and supporting each other, is very powerful.
