Designing for Legacy - How smart design fuels long-term property success - Julian Maurice 

As property investors, we all strive to create a legacy, a portfolio that not only generates strong returns but also stands the test of time. Yet, the reality is stark: only a small percentage of businesses, including those in the property sector, survive beyond a decade. Julian Maurice, with nearly 30 years in the industry, faced this challenge head-on. As a project manager converting properties into HMOs, he witnessed first hand the devastating impact of the property crash. When it came time to invest his own capital, Julian knew he needed a different approach, one that would avoid the pitfalls he had seen and focus on creating a sustainable, profitable future.

Julian meticulously researched and applied strategies designed to build a resilient portfolio. Now, as his own portfolio marks its 10th anniversary, it has exceeded expectations: higher yields, consistent 100% occupancy, minimal management involvement, and ongoing profitability. His results are no accident, they are the outcome of careful planning and smart design choices.

Lisa started in property at 17yrs old at the end of the 1980’s, and brings a wealth of experience from various markets.  Working directly for National house builders including Barretts, Wimpey, and Taylor Woodrow, working with, and for both corporate and independent estate agents in both sales and letting.  Alongside holding management and director roles throughout the M1 corridor, she has also worked in business development in the international Telecoms sector. Using her entrepreneurial skills Lisa created a number of businesses which led to becoming a government contractor, turning over one million pounds in seven months.

During Covid while as a small independent she explored the option of letting landlords property via The Housing Network; a provider of social housing working with 35 councils and The Ministry of Justice. It was such a success having regular payments, lower voids and happy landlords. A win, win all round. So much so, that in 2022 she joined The Housing Network direct.
