The Single Mum Building a £1.17m Property Empire

From Financial Uncertainty to Five Property Deals: Tyler Hole's Story

TL;DR: Tyler Hole became a solo parent, sold her home and watched her savings shrink while renting and raising her son. Then she joined Property Mastermind. In the final six months of the programme she became involved in five property opportunities, across HMOs, refurbishments and serviced accommodation. Her breakthrough was joint ventures, where she brought knowledge and drive and her partners brought finance. The figures she shared were substantial, with a projected portfolio of around £1.17 million, but many were still projections. She also still rents, and her results are her own, not a guarantee of what anyone else will achieve. This is how she did it.

The Moment on the Sofa

Tyler Hole had always worked hard. She started working at 14, ran her own business and later helped grow the family company, which had been trading for nearly 50 years. She was ambitious and used to getting things done.

Then life took an unexpected turn. Tyler became a solo parent. She stepped away from the family business for personal reasons and sold the home she owned. Now she was renting, raising her young son and watching her savings from the sale slowly disappear.

She was determined to make something work around caring for her baby, so she launched a hamper business. She made £3,000 over Christmas, but the effort was enormous. Her lounge was full of boxes. Her kitchen was packed with stock. And she was taking her baby along while she looked for customers.

One day, Tyler sat on her sofa and wondered how she had ended up there. She knew what she was capable of. She had always had ideas and ambitions. Yet here she was, with no home of her own, little financial security and no clear way forward. As she put it later, "I'm solo with a child. I have no house. I've got no security. The money in the bank is dwindling because I'm paying rent."

Just over a year later, Tyler stood on stage at our final Property Mastermind 38 workshop. She shared how she had become involved in five property opportunities in the previous six months. And the most interesting part is how she got there.

Key takeaway: Tyler started from a hard place, with no home and shrinking savings. Where she began matters as much as where she ended up.

The Three Days That Changed Her Thinking

Tyler's journey began when she watched my webinar about the 3-Day Property Mastermind Accelerator. Despite everything going on, she decided to attend. She travelled to the event with her mum, who looked after her son while Tyler took part and breastfed during the breaks.

It would have been easy to decide the timing was wrong. She had a young child, financial pressure and plenty of reasons to put her ambitions on hold. But she went anyway.

Over those three days, Tyler learned about different property strategies. She also met people who were already doing the things she hoped might one day be possible. She watched the speakers on stage and thought, "That is me, but not yet."

I love that line, because it captures the moment people begin to change direction. Tyler had not suddenly solved her money problems. But she had started to see a different future, and to believe she could build it. So she joined our 12-Month Property Mastermind Programme, determined to create more security and choice for herself and her son.

Key takeaway: The timing is rarely perfect. Tyler went anyway, and that decision started everything that followed.

Why Tyler Turned to Joint Ventures

What happened next was not straightforward. For the first few months, progress was frustratingly slow. But one decision made a real difference.

Like many people starting out, Tyler first tried to make progress on her own. She was learning, looking for opportunities and working out how to finance deals, all while being a solo parent. She had some capital from selling her home, but not enough to fund everything she wanted. And with little time to spare, doing it all herself was exhausting.

Eventually, Tyler realised she needed to work with other people. So she began focusing on joint ventures. In a joint venture, investors pool different resources, skills and experience to complete property projects. For Tyler, that meant finding people who could bring finance or expertise, while she brought her growing knowledge, her drive and her willingness to manage the work. As she explained, "If you want to go fast, go alone. If you want to go far, go together."

That change built momentum. Tyler had been on the programme for 12 months, but all five opportunities came together in the final six. Some had already progressed to purchase. Others were still going through the acquisition process. It was a long way from the woman who sat on her sofa wondering what to do.

Key takeaway: Tyler stopped trying to do everything alone. Joint ventures let her move faster by pairing her effort with other people's resources.

The Deal That Started With a Negative Facebook Comment

Tyler shared a post in a Facebook group for HMO landlords. She introduced herself and explained what she was trying to achieve. One person responded with an unpleasant comment, questioning her circumstances and her experience. It could easily have knocked her confidence. Instead, other members rallied around her, and the post drew a lot of attention.

Then Tyler received an email from a landlord in Bournemouth. He wanted to sell his five-bedroom HMO, a house in multiple occupation. He had owned it for 22 years and was ready to retire. He no longer wanted the responsibility and was considering selling at auction.

Tyler arranged to meet him. Rather than simply asking how cheaply she could buy, she took time to understand his situation. He wanted certainty, a straightforward sale and a way to move on. They agreed a purchase price of £235,000, against a valuation of £320,000 in its existing condition. That gap created an attractive opportunity, with room to add value later.

But the most important lesson was not about the numbers. It was about understanding the seller. The landlord wanted more than the highest price. He wanted to solve a problem. By understanding that problem, Tyler could offer a solution that suited him. I have taught this for many years. Good property investing is often about finding the right seller and creating a solution that works for everyone.

Key takeaway: One rude comment did not stop Tyler. She focused on the seller's real problem, and that is what unlocked the deal.

From Finding Deals to Becoming a Trusted Partner

As Tyler gained experience, something interesting happened. Other investors began to recognise the value she could bring.

In one case, she and a partner bought a property for £200,000, down from an asking price of £220,000. The plan was an HMO. But when they looked at the room sizes and the work involved, they realised that strategy was not ideal. So instead of forcing the original plan, they explored serviced accommodation, run as short-term lets. With a refurbishment budget of just over £72,000 and a projected end value of £330,000, Tyler could see how changing strategy might create a better investment. Those renovation and rental figures were still to be realised, but the lesson was clear. Sometimes the best move is to step back and choose a strategy that fits.

Becoming the Joint Venture Partner Others Wanted

Tyler also joined projects where other investors needed someone to help move things forward. In two of the opportunities she discussed, investors offered her a significant share of the deal in return for managing and delivering the project.

Think about what that represents. At the start, Tyler worried about her security and how to rebuild her life. Now investors wanted to work with her, because they trusted her judgement and her ability to get things done. Over the year, she had built the skills and relationships to become a dependable partner in these property partnerships.

That is a valuable lesson for anyone who thinks they cannot start because they lack money. Finance matters, of course, and joint ventures carry risks that need careful management. But money is not the only thing you can bring to a deal. Your knowledge, time, relationships and ability to deliver all have real value. Tyler had worked hard to develop those qualities.

Key takeaway: Money is not the only thing you bring to a deal. Tyler's knowledge, reliability and relationships made investors want to partner with her.

Five Property Opportunities in Six Months

By the time Tyler presented, she was involved in five property opportunities. They covered HMOs, refurbishments, serviced accommodation and longer-term rentals. The potential portfolio values, equity and cash flow she shared were substantial.

However, Tyler was very clear that several projects still needed to complete, and that her figures included projections. That is an important distinction. There is a big gap between identifying a promising opportunity and completing the purchase, carrying out the work, refinancing and receiving the income. Tyler still had plenty to do.

She was also honest that she still rented, and had less money in the bank than when she started. Her life had not suddenly become easy. She was not claiming property had solved every problem. But something fundamental had changed. A year earlier, she had wondered how to rebuild her security. Now she had a growing network, real property knowledge, joint venture partners who valued her, and a pipeline of projects to complete.

Key takeaway: The numbers were promising but still partly projected. The solid gains were the network, the knowledge and the partnerships Tyler had built.

That Is Me, But Not Yet

Towards the end of her presentation, Tyler shared some lessons from the year. With little time to spare, she had learned to break big tasks into small, manageable actions. She talked about using technology to stay productive, raising your profile, treating people kindly and learning from those with more experience.

But her most important message was about perseverance. "Do not ever, ever, ever give up."

It took me back to what she had said about the 3-Day Accelerator. She had looked at the people sharing success stories on stage and thought, "That is me, but not yet." Just over a year later, Tyler was the one on stage, as one of the top five students from Property Mastermind 38.

Not because everything had gone perfectly. Not because she had unlimited money or time. But because she chose to invest in herself, learn new skills, build relationships and keep taking action, even when it was hard. She has not reached the end of her journey. In many ways she is still near the beginning. But she has moved from wondering about her future to actively building it.

Key takeaway: Tyler's biggest change was in how she saw herself. She went from "that is me, but not yet" to standing on the stage.

What Could Your Next 12 Months Look Like?

Tyler's story is a reminder of something simple. Property is not about overnight success. It comes from the right knowledge, strategies that suit your goals, and the right people around you. It also takes considered action, and the willingness to keep going when things are hard.

Over the coming weeks I will keep sharing the stories of the students who presented at our final Property Mastermind 38 workshop. They all started from different places and used different strategies. My hope is that their journeys inspire you and give you practical ideas for your own.

Frequently Asked Questions

What Are Joint Ventures in Property?

Joint ventures, also called joint venture partnerships, bring investors together to pool resources, skills and experience on a project. One partner might bring finance, another might bring knowledge, time or the ability to manage the work. Tyler used joint ventures to fund and deliver deals she could not have done alone. They carry risks, so they must always be set up correctly and compliantly.

Can I Start in Property Without Much Money?

You can. Finance matters, but it is not the only thing you can bring to a deal. Your knowledge, time, relationships and ability to deliver a project all have value. Tyler started with limited capital and used joint ventures, where partners brought the finance and she brought the work.

What Is the Property Mastermind Programme?

It is our 12-month property investing programme. Over the year you learn a range of strategies, and you get the training, support and accountability to put them into practice. Tyler is one of the students from our 38th programme.

What Is the 3-Day Property Mastermind Accelerator?

It is a three-day training event where you learn different property strategies and meet other investors. Tyler attended before she joined the 12-month programme, and it was where she started to believe a different future was possible.

Are Tyler's Results Guaranteed?

No. Property investing involves risk, and results vary with experience, strategy, market conditions, finance and personal circumstances. Several of Tyler's projects still needed to complete, and many of her figures were projections. Her results are not a guarantee of what others will achieve.

Final Thoughts: Invest with Knowledge, Invest with Skill

Tyler's story is powerful because of where she began. She had no home of her own, a young son to raise and savings that were running out. A year later, she had a growing network, real knowledge and joint venture partners who valued her.

She has not reached the finish line, and she would be the first to say so. But she has moved from wondering about her future to actively building it. Wherever you are starting from, the most important thing is deciding what action you take next.

Property investing involves risk, and results vary with experience, strategy, market conditions, finance and personal circumstances. Several of the opportunities Tyler described were still to complete, and many of her figures were projections. Her results are not a guarantee of what others will achieve.
