Before I talk to you about Commercial Property Opportunity, I want to be really open here. I don't claim to be an expert in Commercial Property, and I've only ever bought five of them. All of which I've also converted into residential apartments.
So I'm not a Commercial Property expert, but anyone who's got two eyes and some common sense can see what's happening in the property world right now.
Unfortunately, due to the COVID-19 pandemic and the lockdown that happened, many businesses are not going to survive. We're already seeing lots of household names say they're shutting up shop. They're not going to trade anymore. We've got commercial retail units that are going to be empty. We have people working from home who'll be coming into office on shifts. So there can be lots of office space that is available to convert into residential.
Permitted Development Rights
There is something called permitted development rights, which are fantastic. You can take a Commercial Property and convert them into residential without having to get planning permission. The government recognises there's going to be lots of Commercial Property. There is then no surprise Boris Johnson was stating that to get out of this recession that we're in, we need to build, build, build.
The government are introducing new Commercial Property development rights, which means it's going to be even easier to convert commercial space into residential. So there's a huge opportunity coming up. You need to make sure you are aware of this. There's going to be a once in a lifetime opportunity.

Limited Supply of Accommodation and an Increasing Population
The last time we saw a property market crash back in 2009, 2010, Commercial Property was devastated. There were some fantastic bargains you could pick up then. Now I probably wouldn't want to buy a Commercial Property to rent it out to a business, because there's a risk.
But converting into residential is a lot less risky because people always need somewhere to live. That's what we're doing. Remember, we live on this island with a limited supply of accommodation and an increasing population due to increasing birth rates and longer life expectancy. The population keeps on growing. There is not enough accommodation, and people will need somewhere to stay.
That's one of the reasons I prefer residential investing as there's always a demand for residential property, whereas with Commercial Property, the demand goes up and down depending on what's happening to the economy.

But as we all know, the UK is in recession. We've not seen the worst of it yet. Now, I don't want to make light of that. That's not a good thing. Lots of people are going to have difficulty. People are going to lose their jobs. Businesses are going to go bust. It's all terrible but you have a choice. You have a choice to sit there, saying this is all terrible, or you have a choice to recognise that actually there's a huge opportunity.
