Before I go any further about Commercial Property Opportunities, I want to be really open here. I don't claim to be an expert in Commercial Property, and I've only ever bought five of them. All of which I've also converted into residential apartments.
So I'm not a Commercial Property expert, but anyone who's got two eyes and some common sense can see what's happening in the property world right now.
Unfortunately, due to the COVID-19 pandemic and the lockdown that happened, many businesses are not going to survive. We're already seeing lots of household names closing. As a result of this, there's going to be lots of empty commercial retail units. This means there's going to be lots of commercial property available to convert into residential.
Permitted Development Rights
The Government has recently announced changes to permitted development rights in England, in line with the “Build, Build, Build” message from the Prime Minister. This is where you can make certain changes to a building without the need to apply for planning permission.
The new Commercial Property Development rights, means it's going to be even easier to convert commercial space into residential. This is incredibly exciting for anyone who wants to get involved in commercial to residential development, especially with everything happening in the UK property market right now. You need to make sure you are aware of this huge opportunity coming up. This is going to be a once in a lifetime opportunity.

Limited Supply of Accommodation and an Increasing Population
The last time we saw a property market crash back in 2009, Commercial Property was devastated. There were some fantastic bargains you could pick up then. Now I probably wouldn't want to buy a Commercial Property to rent it out to a business, because there's a risk.
But converting into residential is a lot less risky because people always need somewhere to live. That's what we're doing. Remember, we live on this island with a limited supply of accommodation and an increasing population due to higher birth rates and longer life expectancy. There is not enough accommodation, and people will need somewhere to stay.
That's one of the reasons I prefer residential investing as there's always a demand for residential property, whereas with Commercial Property, the demand goes up and down depending on what's happening to the economy.

But as we all know, the UK is in a recession and we've not seen the worst of it yet. Lots of people are going to find themselves in difficulty. People are going to lose their jobs. Businesses are going to go bust. But you have a choice. You have a choice to sit there, saying this is all bad, or you have a choice to recognise that actually there's a huge opportunity.
